
IJM Land Targets Landmark City Park Launch in Seremban 2 as Township Enters Maturity Phase
SEREMBAN, Feb 11 — IJM Land Berhad is preparing to unveil a flagship high-density development known as City Park in Seremban 2 this year, marking a strategic transition as the township approaches full maturity.
Assistant General Manager Yeoh Oon Tat said the 22.66-hectare site will introduce a lake-oriented mixed-use concept combining office towers, commercial blocks and potentially a convention or exhibition facility, alongside wellness-oriented components.
With only five to 10 percent of undeveloped land remaining in Seremban 2, IJM Land is shifting focus toward vertical developments designed to optimise land usage while increasing residential and commercial capacity.
“As available land narrows, future expansion will emphasise higher-density projects to sustain long-term township growth,” Yeoh said during a media engagement held in conjunction with Chap Goh Mei celebrations.
Long-Term Phased Residential Expansion
Simultaneously, IJM Land continues its 161.87-hectare phased residential rollout, expected to span up to a decade depending on market conditions.
Current developments include textile-themed neighbourhoods such as Sutera, Batiq and Tenun. The initial phase of Sutera has been completed and handed over, while subsequent phases remain under construction.
The Batiq development, offering 28-by-60-foot terrace homes, is progressing through multiple stages, and Tenun is scheduled for launch this year. Additional landed homes including terrace units, semi-detached houses and bungalows are planned over the next six to seven years.
Lakefront Urban Benchmark Strategy
City Park is conceptualised along the lines of established waterfront townships such as Desa ParkCity, where commercial activity is integrated with scenic lakefront surroundings and high-rise residential components.
Although the gross development value (GDV) has not been disclosed, IJM Land confirmed that master planning is advancing and discussions with prospective commercial and office tenants are underway.
Yeoh expressed confidence in Seremban 2’s continued appeal, particularly among Kuala Lumpur-based professionals seeking a well-planned township offering comprehensive amenities including government offices, financial institutions and retail hubs.
The new development’s proximity to Jalan Labu and connectivity to Nilai is expected to enhance accessibility and broaden market reach.
By combining phased landed housing, high-intensity vertical projects and waterfront commercial elements, IJM Land aims to reinforce Seremban 2’s position as a key growth node in the southern Klang Valley corridor.
