Malaysia to Table Residential Tenancy Law to Improve Rental Market Transparency

KUALA LUMPUR: Malaysia is set to introduce a comprehensive Residential Tenancy Law aimed at enhancing transparency and fairness in the country’s rental housing sector.

Housing and Local Government Minister Nga Kor Ming confirmed that the legislation is nearing completion following extensive consultations and policy reviews.

The bill is expected to address longstanding issues such as unclear contracts, unfair evictions, and inconsistent rental practices.

“With a proper legal framework, both tenants and landlords will have greater certainty and protection,” he said.

Encouraging Responsible Developers

In parallel, the government is reinforcing policies to promote responsible housing development through the Build-Then-Sell mechanism.

Under this system, developers receive accelerated approvals if they commit to completing projects before sales.

This approach is designed to reduce abandoned projects and protect homebuyers from financial risks.

Monitoring Market Stability

Nga revealed that his ministry conducts daily monitoring of real estate trends to ensure balanced growth.

So far, the sector has maintained healthy momentum without showing signs of overheating.

He stressed that housing should be viewed not only as a social necessity but also as a long-term investment.

“Property plays a key role in wealth preservation and economic security,” he said.

Moving forward, the government aims to maintain affordability while supporting sustainable industry growth.
