KSL Unveils RM15 Billion Riveria Garden, Mega Township Set to Transform Johor’s JS-SEZ

PETALING JAYA, March 2 — Property developer KSL Holdings Berhad has launched its largest township project to date, Riveria Garden, a massive integrated development in Iskandar Puteri with a gross development value exceeding RM15 billion.

Spanning 415.2 hectares, the ambitious project is expected to play a key role in shaping the future of Iskandar Puteri, particularly within the rapidly emerging Johor-Singapore Special Economic Zone (JS-SEZ).

Major milestone for KSL’s long-term growth

Riveria Garden represents a significant step forward for KSL as the company continues to expand its footprint in Malaysia’s competitive property market.

Executive Director Khoo Lee Feng said the project will strengthen the company’s long-term growth prospects over the next two decades.

He noted that the company’s strong property sales performance of RM1.35 billion in the previous financial year provides a solid foundation to achieve its RM1.6 billion sales target for 2026.

The Riveria Garden masterplan is expected to serve as a major driver of sustained revenue and expansion.

First phase to deliver over 3,000 residential units

The initial phase of development, scheduled for launch in 2026, will cover 40.4 hectares and carry a development value of RM2.03 billion.

This phase includes 1,074 landed homes, 2,160 serviced apartments and 82 retail shop units.

Among the key offerings are the Aluna series featuring double-storey terrace houses and the Elora series consisting of double-storey cluster homes.

These residential options are designed to cater to a wide range of buyers, from young professionals to established families and investors.

Lifestyle-focused township with premium facilities

In addition to residential and commercial components, Riveria Garden will feature lifestyle-oriented facilities aimed at creating a modern and sustainable living environment.

A riverside landscaped park and a premium health club valued at RM20 million will be among the key attractions.

These features are intended to enhance the quality of life for residents while increasing the township’s long-term value.

Strategic location enhances connectivity

Riveria Garden’s location provides a major advantage due to its excellent connectivity.

The township is situated near the Sultan Ismail interchange and the Kota Iskandar Highway, which is expected to be completed in March 2026.

Once operational, residents will be able to reach the Malaysia-Singapore Second Link checkpoint within 10 to 15 minutes.

This proximity is expected to make the township especially attractive to those working in Singapore.

Expected to boost Johor’s property landscape

Riveria Garden is poised to become one of the most important township developments in Johor.

Its scale and strategic positioning are expected to attract both local and foreign buyers seeking opportunities in the JS-SEZ.

The project will also contribute significantly to KSL’s future earnings and strengthen its position in the Malaysian property sector.

The launch underscores growing confidence in Johor’s economic prospects and highlights Iskandar Puteri’s potential as a key residential and investment destination in the region.
